Two $52 million towers planned across from MacCabe Park

The development would face both Keira and Kenny streets

Login or signup to continue reading Plans have been lodged with Wollongong City Council for the complex, which will have two towers - one fronting Keira Street and the other on Kenny Street.

The tower at 270-274 Keira Street tower would be six storeys, with a 14-storey tower facing 27-29 Kenny Street. The Wollongong Local Environment Plan states the maximum height for buildings on Kenny Street is 48 metres and 24 metres on Keira Street. The Kenny Street frontage of the proposed building is 1.



3 metres beyond that and 3.9 metres at Keira Street. In a variation request lodged as part of the application it stated "the proposed breach in height is not easily apparent given its setback from the front wall of the building to Kenny Street and to Keira Street".

Nor would it "inhibit existing views and sunlight for buildings and public areas". There are also issues with building separation at the upper levels, as much as 16 metres in the case of the Keira Street tower. Another variation request defended the reduced building separation.

"A compliant building separation would significantly alter the appearance of the development to Keira and Kenny streets and hinder appropriate development on the site and development as envisaged by the controls," the variation request stated. The development would see commercial units are provided on the ground floor and 117 residential units on levels 1 to 13. The apartment breakdown would be as follows: 14 x 1-bedroom units, 60 x 2-bedroom units and 42 x 3-bedroom units.

Three basement levels of parking with 161 spaces - 122 for residents, 15 commercial spots and 24 visitor spaces. The application's statement of environmental effects said the development's tower on Keira Street would not overshadow MacCabe Park. "They do however overshadow some properties on Keira Street," the document stated.

"The dimension of overshadowing is approximately five metres, which is obstructed by the existing buildings." A traffic study submitted as part of the application said the development is a "high-trip generator", creating 92 vehicle movements in both the morning and evening peaks. However, it added that the existing site generated 10 trips in both morning and evening peak hours.

"Traffic generated by the proposed development will only [be] moderate and have minor impact on the operation of the adjoining road network when compared with the existing use of the site," the study said. It added that "parking provisions are considered satisfactory to accommodate anticipated traffic demand generated by the operation of the proposed development". The development application is on public exhibition until November 7.
