
Surat: The city crime branch booked six persons, including a trustee , who sold trust land with forged documents . The accused created forged sanction letters from the charity commissioner 's office to transfer 3,478 square metres of land in Bhatha village, Surat. Of the six persons booked, two are dead.
According to a complaint filed by Ankit Patel, he wanted to buy 2,087 square metres of the final plot in the Bhatha-Bet Town planning scheme 50. The plot belonged to Mirized Kapadiya. The land was measured at 3,478 square metres before it was finalised for the TP scheme.
After Patel met Kapadiya, the deal for the land was finalised at Rs 2.5 crore. After Patel paid Kapadiya the amount in six different cheques, Kapadiya transferred the land to Patel, his brother Tarang Patel, and his cousin Chintan Patel in Nov 2023.
The sale deed was also registered. Subsequently, the new names were added to the 7-12 records in Jan 2024. However, when Patel checked online, his name was missing from the 7-12 records.
When he checked with Kapadiya, he was informed that there were some disputes regarding the land. On further investigation, Patel discovered that this disputed land was sold by late Govindji Patel in 1994 when he was president of Shri Janta Kelavani Mandal Trust of Bhatha village. Govindji sold it to Manoj Patel, Atul Patel, Sudhir Patel, Haresh Patel, and the late Dahya Patel in 1994.
However, due to unpaid stamp duty, the document was not registered at that time. The document was later registered in 2000. As the land was sold by the trust, the document needed to have charity commissioner's permission.
When Patel checked the letters, they were issued by the charity commissioner's office of Vadodara. Upon checking with the officials of Vadodara charity commissioner's office, he found that no such documents were issued by the office in 1994. Patel also claimed that the sale deed done in 1994 was fake, as Trustee Govindji Patel was not present in India from 1990 to 1994.
Govindji Patel was staying in Zimbabwe at that time. When Patel moved to Choryasi prant office for proceedings related to the land, the accused allegedly demanded money from him to clear his land title. The accused offered to withdraw litigations in exchange for money.
