The Village, a retail center under construction in Elk Grove, continues to add to its roster of planned tenants ahead of its completion expected later this year. A popular coffee chain and new-to-market dessert franchise are among the latest additions. The 111,150-square-foot center at the corner of Wymark Drive and Elk Grove Boulevard, which is being developed by Pappas Investments, has signed leases recently with Bay Area-based Philz Coffee and Toronto-based franchise Fluffy Fluffy Dessert Cafe.
The tenants join a growing list of others that have been announced, including Whole Foods , Shake Shack , Yard House , Mendocino Farms and NuYo Frozen Yogurt , along with SchoolsFirst Federal Credit Union. Philz Coffee will take an approximately 1,800-square-foot space next to the planned Mendocino Farms location. Richard Teerlink, who works in project development with Pappas Investments, said in an email that the coffee shop is anticipated to open near the end of the third quarter of 2026.
The chain opened its first area location in Midtown's Ice Blocks development in 2017 and has expanded to include sites in Davis and in South Land Park's The Park shopping center. Representatives with Philz Coffee did not immediately respond to a request for comment on Monday. Philz Coffee once appeared to be adding a Sacramento site at The Boulevard center in Campus Commons.
However, that project, appears to be off after the operator notified the center it was canceling its lease due delays with the space. That resulted in both parties filing competing lawsuits in Sacramento County Superior Court, which are ongoing. Philz Coffee is no longer included in leasing materials for The Boulevard.
Fluffy Fluffy Dessert Cafe, which specializes in soufflé pancakes with sweet toppings such as caramelized raspberry, tiramisu, and cookies and cream, is expected to fill an approximately 1,300-square-foot space next to the planned Shake Shack . Teerlink said construction is expected to begin later this year with an opening estimated for the end of the third quarter of 2026. Its menu also includes items such as savory croffles, burnt-top cheesecakes, roll cakes and macarons, according to its website .
Fluffy Fluffy is also planning a location in The Davis Collection retail center in Davis, according to online leasing materials. An email sent through the franchise's website was not immediately returned. Updated materials for The Village shared with the Business Journal indicate most of the remaining spaces have pending leases in the works, including a 5,000-square-foot pad at the northwest corner of the 15-acre property.
Materials state Chick-fil-A will be taking over the space. Representatives with Pappas Investments said they could not comment on a potential Chick-fil-A location, and an email was not returned by the fast-food restaurant chain. Work has been ongoing on The Village for about a year and is expected to be completed this fall, when tenants will begin to make their needed renovations prior to opening.
