Scheme to transform semi into eight bedroom shared house

A semi-detached house could be set to be transformed into bedsits for as many as eight people.

A semi-detached family home could be set to be transformed into a shared house for as many as eight people. This comes after plans were made to Bolton Council to transform the house on Briarfield Road in Farnworth into an eight-bedroom house in multiple occupation. If approved this will also include the demolition of an existing outbuilding as well as building extensions to the front, back and sides of the house.

A design and access statement from Munshi + Partners Architecture and Properties said: “Our design aims to not only meet but exceed the council's established guidelines, ensuring a high-quality living environment for prospective tenants." It added: “The council guidelines specify a minimum bedroom size of 10.22 square metres, especially important for single-occupancy rooms without separate communal spaces.



The plans will be under consideration (Image: Munshi + Partners Architecture and Properties) “Our layout complies fully with this standard. “On the ground floor, we provide four bedrooms and two bathrooms with showers, eliminating the necessity for additional communal spaces. “On the first floor, we add four more bedrooms, each comfortably sized and well-suited to private accommodation, with three bathrooms to ensure sufficient facilities.

” This means that the proposal meets and exceeds the council’s recommendation that houses in multiple occupation like this have at least two bathrooms. The kitchen will be found on the ground floor, which the developers say meets the council’s guidelines that kitchens should not be more than one floor away from any bedroom. It will include two sinks, two ovens with grills, two four ring hobs and two microwaves, which the developers say will provide ample cooking space for all residents .

The plans were put before Bolton Council on Tuesday November 5 this year. They will also include putting up a single-story front extension, a part single two storey rear extension and a two-storey side extension.

The design and access statement said: “Our design prioritizes tenant comfort and well-being, offering generously sized rooms, ample communal and private spaces, and high-quality facilities throughout.” Bolton Council will aim to decide whether or not to approve the plan by Tuesday December 31..
