Property auction includes flats, development plots, and historic church

Five studio flats near Brighton seafront, generating nearly £47,000 in annual rent, will go under the hammer next month. The flats, located at 21 Burlington Street, are among 176 lots in the upcoming auction by Clive Emson Land and Property Auctioneers, one of the top five property auctioneers in the UK. They will be sold as a single lot with a leasehold guide price of £430,000 to £450,000 at the auction, which concludes on Thursday, February 6.

Richard Payne, senior auction appraiser and auctioneer, said: "These flats, just off Kemp Town seafront, are currently let at £46,848 per annum and are ideal for continued investment. "They are offered for sale with contemporary fixtures and fittings in good decorative order throughout." The flats are situated on the first, second, and third floors of two adjoining Regency properties, situated just yards from the beach.



They are let on assured shorthold tenancy agreements, generating between £736 and £850 in rent per calendar month. The property is conveniently situated near the local shopping facilities and amenities of Kemp Town, with the city centre also within easy reach. The tenure for all the flats is a 125-year lease from September 2010, with a current ground rent of £200 per annum each.

Another interesting lot is a building plot, with planning consent for three flats west of 94-96 Lewes Road in Brighton city centre, offered for £130,000 to £140,000 freehold.

The plot has consent for a new build development of contemporary design over three floors, comprising two two-bedroom flats on the lower ground and ground floor, and a one-bedroom flat on the first floor. Lastly, a former farmstead arranged as three cottages in a village setting near Haywards Heath is also up for auction. Two of the cottages are let on regulated tenancies, producing an income of £20,820 per annum. The third, an end-terrace three-bedroom cottage over two floors, is offered with vacant possession and is in need of updating.
