Open House Day attracts almost 40,000 visitors

The number of homes that could be viewed was higher than at the last event: more than 6,500 homes for sale had their doors open, compared to 5,600 in April.

Nevertheless, the NVM continues to see great tension in the housing market. At the open day at the end of September last year, there were still 9,000 homes to view, which 55,000 people did. Board member Benedikte Zijlstra from the NVM's Housing Sector Group says: "With 6,500 participants, you might think that interest in the NVM Open Day is waning.



We don't see it that way. In a survey of our estate agents, we see higher visitor numbers today, with more than 20 visitors in some cases. In particular, people just starting out in their careers and senior citizens have informed themselves about Funda in advance.

The Central Bureau of Statistics (CBS) recently counted more than 11 percent more houses sold than at this time last year.

For example, just over 6,000 newly built homes were sold in the second quarter of 2024. This is 30 percent more than the previous quarter and almost 84 percent more than a year earlier. In addition, the sales price for a new-build home remained almost unchanged compared to the second quarter of 2023.

However, existing homes became more expensive as a result, according to CBS. Dutch house prices have meanwhile risen to a new record, which seems to be causing the housing market to overheat again. Another factor is that wages have risen sharply recently, which means people have more money to spend on a new home.

As a result, many mortgage providers have lowered their interest rates. The current supply of houses and apartments on Funda is now around 75,000, of which almost 9 percent participated in this Open House Day. Of the participating homes, 4,600 were houses, and almost 1,900 were apartments.
