The city of Charleston's long-established West Ashley suburb continues to be a draw for buyers and renters seeking a slice of Lowcountry living. From 2020 to 2025, the city estimates the area's population grew 6 percent to almost 72,000 — and that's only counting the incorporated sections. The boom is more than double the 2.
8 percent population increase nationwide during the same time period. On average, South Carolina has gained s about 360,579 residents a year from April 2020 through July 2024, or about 90,000 a year, according to the U.S.
Census Bureau . But the West Ashley rush isn't slowing down. An estimated 5,800 housing units are in the works, with many of them expected to come online within the next year.
And all are within a 5-mile drive, led by the long-delayed Long Savanna development. The projects come in addition to existing major multifamily developments along the same corridor, like the 1,400-home Grand Oaks Plantation, built in the late 1990s; Hunt Club, built in the early 2000s with about 500 residences; and the 1,800-home Carolina Bay development off Glenn McConnell Parkway. There's also the recently wrapped Grand Bees and the 394 apartments at Aventon Bees Ferry.
Heading down Bees Ferry, along Glenn McConnell Parkway and right on Henry Tecklenburg Drive, here's where the bulk of new single-family, townhomes and apartments will be built. The Bellerose at Bees Ferry will consist of 155 townhomes when completed. The Bellerose at Bees Ferry apartments are are almost wrapped at 3029 Stonecrest Drive, at the corner of Bees Ferry Road.
Plans for the new Storia neighborhood call for 155 three-bedroom townhomes, pool, on-site dog par, open-air pavilion and walking paths. Long Savanna will be broken up into three main parts: a city park, a county park and a 1,200-acre residential area. Overall, the homes will be divided into 10 neighborhoods, with Irmo's Mungo Homes and Atlanta-based PulteGroup among the early land buyers.
The development agreement allows for 4,500 residential units, with 675 allocated to the workforce housing component of a project that's been in the works for about two decades. Davis Development is clearing the corner of Bees Ferry and Sanders roads for a 337-unit multifamily complex. The company purchased the roughly 52-acre tract in 2023 for $5.
6 million, according to county land records. Plans call for eight buildings with a maximum height of 55 feet, with each containing 30 to 80 rental units. Stockbridge, Ga.
-based Davis previously built the 297-unit Satori West Ashley, near Savannah Highway and Main Road. Beazer Homes has sold out of phase one of its 57-unit Ashley Walk Townes. The new Beazer townhome community has already sold out phase one, but a second is now open with homes starting at $404,990.
Two floorplans call for three- and four-bedroom options spanning 2,100 to 2,300 square feet. Affordable housing : 180 Charleston City Council approved rezoning a 17-acre property by Verdier Road to accommodate 180 affordable housing units in 2023. The project is still in the works and now includes a commercial aspect, including a potential daycare within the parcel.
Toll Brothers' Verdier Pointe development includes single-family homes attached via storage units in West Ashley. Pennsylvania-based builder Toll Brothers is in the midst of constructing 101 single-family attached homes in the Verdier Pointe. The neighborhood runs along Claret Cup Way and Verdier Boulevard, which intersect with Bees Ferry Road.
Four floorplans range from 1,500 to 2,000 square feet with prices starting at $452,000. A North Carolina developer is in the approval process with the city to build a nine-acre parcel at 3950 William E. Murray Blvd.
The site, near West Ahsley High School and the Spinx convenience store on Glenn McConnell Parkway, would have 250 rental units. An affiliate of Wilmington-based Zimmer Development Co . bought the property for $8.
1 million nearly three years ago. A video posted on its website identifies the project as WEM Apartments. A senior housing complex is under construction at 2280 Henry Tecklenburg Drive.
Once completed, Gateway Apartments will offer 69 units for residents 55 and older on 4.4 acres just down the road from Bon Secours St. Francis Hospital.
