Developer eyes up fields for more than 100 homes and car scheme for Leicestershire village

Documents suggest a neighbouring field could also be used for homes too

A developer is eyeing up fields at the edge of a Leicestershire village for more than 100 new homes. The properties would be built off Leicester Road, at the edge of Sharnford, planning documents submitted to Blaby District Council (BDC) reveal. Some 134 homes are proposed for the land .

These would be a mix of flats, bungalows, houses and “self-build” plots – where land is set aside on which individuals can build their own homes. There would be 10 one-bed flats, 52 two-bed properties, 50 three-bed houses, 13 four-beds and nine five-beds. Documents suggest 43 of the homes would be classed as "affordable".



The application, by Maxi Property Developments Ltd, also suggests a neighbouring field is being considered for further house building too. The application's masterplan shows the road through the site stopping at the edge of the adjacent land, with a note describing this as a “potential access point to future development”. READ MORE: New details emerge on huge new Leicestershire estate Also included in the proposals is a “mobility hub” with Maxi Property Developments advertising a “ car club ” – a type of car sharing scheme – there.

There would be two vehicles to book, and it would be useable by all village residents, not just those in the new homes . Maxi Property Developments said it would guarantee the club is operational for three years after the first homes are occupied through a contracted firm, Hiyacar. The plans are in the outline stages only, meaning the scheme is being considered in principle, with further details to be submitted through a later full application .

Some 78 public comments have already been filed on the plan, although BDC does not allow members of the public to view the contents of these. A public consultation on the scheme will run until Wednesday, November 20. The local authority has set a target decision date of Thursday, January 2.
