Delhi HC directs Orris Group to give possession to Greenopolis Phase-1 homebuyers

The Delhi High Court has mandated that Orris Infrastructure, a Gurugram-based real estate developer, must deliver possession of properties to homebuyers of the Greenopolis project's first phase. The project was launched in 2011 and possession was to be given to buyers in 2015, but till date not even a single unit has been delivered. The Greenopolis project is located in sector 89 in Gurugram.

In a recent order, the Delhi High Court has directed Orris Infrastructure Private Ltd, to hand over possession of flats to buyers of the first phase of the Greenopolis project at the earliest. As per the court’s directives, the company is prepared to hand over possession to all buyers who made payments directly to Orris Infrastructure. “Orris Infrastructure is hereby directed to hand over the possession of the flats/residential units in Phase-1 of Greenopolis Project to eligible homebuyers who have made payments towards the sale consideration to Orris.



A detailed list of the homebuyers to whom the possession shall be handed over be filed within a month from today, accompanied by an affidavit of a competent official,” the high court said in its order on March 25, 2025. Additionally, the court has also clarified that buyers who made payments to Three C Shelters Pvt. Ltd.

(TCSPL) will need to follow the appropriate judicial procedures to settle their claims. The Supreme Court had earlier dismissed a petition seeking possession of homes in the stalled Greenopolis project, a joint venture of Orris and Three C Shelters Pvt. Ltd.

, directing the Grrenopolis Homebuyers Association (GWA) to pursue their case in the High Court instead. The GWA, representing buyers of the Orris and Three C joint venture, had filed the petition after a 12-year wait, following the project's halt in 2016. Reacting to the high court order, Orris Group said that they “respect the Delhi High Court’s decision” and it is committed to handover the possession to buyers of first phase at the earliest.
