Del Webb kicks off 3rd Charleston-area deal as SC builder pays $18.6M for for West Ashley acreage

The Pulte-owned 55+ builder is starting work on the Cainhoy peninsula. Meanwhile, Irmo-based Mungo Homes snaps up a piece of the Long Savanna site.

Baby Boomers looking to downsize will soon have a series of new housing options available to them in the Charleston area. After more than four years after it was announced, Atlanta-based PulteGroup 's Del Webb unit has broken ground on its 55-plus Cainhoy peninsula project . The future age-restricted neighborhood sits on a 502-acre parcel along Beech Hill Drive.

It's within the 9,000-acre master-planned Point Hope development. Plans for the golf-cart friendly community call for 767 homes. Del Webb Pointe Hope is aiming to open by early next year.



PulteGroup began pursuing plans to build the new Del Webb neighborhood in 2021, originally proposing around 1,100 homes at Clements Ferry and Cainhoy roads. Pointe Hope is Del Webb's third 55-plus housing project in the Charleston region, all in Berkeley County. The first, in Cane Bay , has sold out.

Another is in the works in the 5,000-acre Nexton development between Summerville and Moncks Corner. A longtime South Carolina homebuilder has snatched up an additional 64 acres in a long-planned West Ashley development, more than doubling its land stake. Mungo Homes , headquartered in Irmo, bought up the property in the upcoming Long Savanna subdivision for $18.

6 million, according to public real estate records. Mungo has plans to build about 500 homes on the newly acquired tract. Three years ago, the company paid $11.

75 million for about 56 acres within the development. Founded in 1954 in Columbia, Mungo was acquired in 2018 by Clayton Home Building Group , which is owned by Warren Buffett 's Berkshire Hathaway conglomerate. The Midlands builder came under new leadership earlier this when company veteran Geoff Shiley was promoted to CEO, succeeding Steve Mungo , who's now executive chairman.

Long Savanna's other main homebuilder is PulteGroup, which has plans for up to 600 residences on 147 acres it bought for $35 million two years ago. Both companies expect to start road construction within a few months, said Taylor Bush , president and owner of Long Savannah Land Co . A James Island pharmacy is expanding into a new home.

Dottie's Pharmacy has leased 3,100 square feet down the road from the current location at 325 Folly Road that the business has outgrown. The new space is at 125F Wappoo Creek Drive, where the company will continue to offer specialized medication compounding and other services. Harbor Commercial represented Dottie's in the lease.

Mulberry Pond Townhomes are now leasing in West Ashley ranging from $1,750 to $1,950 per month, plus utilities. A newly renovated townhome complex in West Ashley is now open for leasing. Mulberry Pond Townhomes is a three-building complex at 1723, 1715 and 1735 Grech St.

off Wappoo Road. Units include two bedrooms and 1.5 bathrooms measuring an overall 927 square feet.

Pricing ranges from $1,750 to $1,950 per month, plus utilities. The pet-friendly two-story townhomes are adjacent to Mulberry Park Playground and a future community garden. Georgia-based BF Pond LLC and Carlton Pond Holdings co-own the property, according to Charleston County deed records.

BF Pond purchased the property for $3.4 million from T and R Apartments LLC a year ago this month and sold a nearly 73 percent interest to Carlton Pond for $2.4 million last April.

A builder is moving into a newly renovated office space in North Charleston. IntraCoastal Construction has leased about 4,300 square feet at 6543 Fain St. Harbor Commercial represented the landlord; NAI Charleston represented the tenant.
