Charleston hotel changes owners for the first time in 26 years

The Clarion in West Ashley fetched $6.4 million. Also, Charleston International's passenger traffic is ahead of schedule.

A suburban Charleston hotel fetched $6.4 million this month, the first ownership change for the 77-room property since it opened its doors nearly 20 years ago. The sale of the Clarion Pointe Charleston-West Ashley worked out to about $83,000 per key.

The seller was MSP Hotel Inc . The four-story Choice Hotels -branded lodging is at 2455 Savannah Highway and was built in 2005. It once operated under the Hawthorn Suites flag .



According to property records, the lot last sold in 1998 for $467,500 to MSP. The new owner is Bhaagya Investments LLC , which shares the same address as a Days Inn by Wyndham in Hinesville, Ga. Commercial real estate brokerage firm Marcus & Millichap represented the seller.

Jack Davis , senior vice president of investments, said a competitive bidding process preceded the sale, which was structured by the seller as a tax-free transaction known as a 1031 exchange. Passenger traffic at Charleston International in September showed the typical summer's end decline, but volume was still ahead of schedule year-over-year.
