Demographics, work trends, a pandemic, and lifestyle changes—these trends have unquestionably affected the real estate market in the past few years. While a growing population of retirement-age employees, the ability to work remotely, a desire for privacy and security, and the quest for a healthy work-life balance have contributed to rising interests in properties in the spectacular Teton Valley. Yet somehow, Tributary, a four-season luxury private club community in Driggs, Idaho—just over the hill from the crowds of Jackson Hole, Wyoming—has remained one of the best-kept secrets in the West.

Set among rolling foothills, the 1,500-acre community is designed for just 430 residences and a clientele who want a refined Western home with easy access to pristine nature and a range of outdoor adventures and pursuits, both during summer and winter. Celebrities are absent; the environment is the real star here. Tributary is close to protected wildlife areas, storied waterways for fly-fishing, an extensive hiking and biking trail system, 500 acres of fen-designated wetlands, and a valley that is dense with wildlife.

Grand Targhee ski resort is a short drive and the natural wonders of Yellowstone National Park are close at hand. The community is home to an 18-hole, par-72 championship golf course laid out by noted Scottish architect David McLay-Kidd that challenges players of all abilities while highlighting the magnificent panoramas of the Big Hole Mountains and the Grand Tetons. “What our residents and members have in common is a more active lifestyle,” says Jeff Heilbrun, Tributary’s director of real estate.

“The golf course is the centerpiece, but we really wrap our arms around the entire Yellowstone ecosystem and say that’s our ‘amenity base.’” As for amenities within the community, there’s a long list, including a two-mile elevated boardwalk for wildlife viewing, a wellness facility with a fitness center and spa, a rustic restaurant and bar, a swimming pool, fly-fishing ponds, an ice-skating rink, an archery and ax-throwing lawn, and a members-only ski lounge at the Grand Targhee Resort base. At the heart of it all is the Clubhouse, with its own inspiring views and a wood-and-stone aesthetic that perfectly fits the area and is carried out in Tributary’s sophisticated mountain-style residences.

The homes in the community take advantage of the location with generous floor plans that showcase the outdoors and include luxe appointments and fine finishes, as well as exteriors that feature local materials and meticulous craftsmanship. These contemporary versions of traditional Western homesteads are priced from $4 million and range from four-bedroom Tributary and Palisades cabins to five-bedroom Basecamp residences, with more options being added. Homesites for custom homes—subject to a design-review process—are also available, beginning at $750,000.

Compared to higher-profile Jackson Hole, Tributary offers enviable real estate possibilities. “Tributary is perfect for families seeking the best outdoor recreation options in a salt-of-the-earth ski town,” says Heilbrun, adding that the community represents “five-star service with a flannel shirt.” His sentiments are echoed by Tributary homeowners like Bruce and Laura Linger of Chicago: “Tributary’s access to the outdoors drew us in, including the nearby skiing at Grand Targhee Resort, the golf course, fishing, hiking, biking, and more.

Tributary’s home prices were also a factor. “We enjoy having dinner and drinks at the Clubhouse and socializing with other members,” they add. “Tributary provides an extraordinary community of like-minded individuals.

” “While only a short distance from well-known and bustling Jackson Hole,” says Heilbrun, “Teton Valley is a small, relatively undiscovered destination. When you drive through Driggs, it feels like a small, authentic Western town. At Tributary, we try to mirror that authentic experience.
